Loft space was once hard to come by at St. Clair and Avenue Road, but Camrost has changed the game with their <a href="http://www.buzzbuzzhome.com/imperial-plaza">Imperial Plaza</a> project.</p>
<p>After opening in 1957, the Imperial Oil Building at 111 St Clair West quickly became one of Toronto’s most iconic skyscrapers. After the company relocated to Calgary, <a href="http://www.buzzbuzzhome.com/db/camrostfelcorp">Camrost</a> converted the Imperial Oil Building into a unique residential community with two storeys of immaculately put together lofts.</p>
<p>With 24 suites on the eighth floor and 30 suites on the ninth floor, the lofts boast two storey layouts, ceilings that really soar (up to 16 feet), views of the city that are tough to match and the option to combine units. And though the building is still in the process of being converted, the interiors are stunning. Check out some photos from our construction tour below&#8230;<br />

<p>Last Friday, the NewInHomes.com team went on a very cool behind the scenes tour of <a href="http://www.newinhomes.com/builders/camrost-felcorp.html" target="_blank">Camrost-Felcorp’s</a> <a href="http://www.newinhomes.com/ontario/toronto-development-3751/index.html" target="_blank">Imperial Plaza</a> – specifically, the 8th and 9th floors, the future home of Imperial Plaza Lofts <a href="http://www.facebook.com/media/set/?set=a.10151239570914781.483277.106318629780&amp;type=1" target="_blank">(check out our pics of the incredible raw space)</a>.<br />

First off, a little history lesson. The building at 111 St. Clair Ave. West that is now referred to as <a href="http://www.newinhomes.com/ontario/toronto-development-3751/index.html" target="_blank">Imperial Plaza</a> was the site of the former Imperial Oil Headquarters, which was constructed in 1957. Standing 23 storeys, the Imperial Oil building was the tallest in Toronto when it was first completed. Its limestone facade with bronze window casements, and its dramatic marble and granite lobby made it a drastic departure from the art-deco architecture style that was more common at the time.</p>
<p>Over 50 years ago, the <a href="http://imperialcondos.ca/#building,architecture" target="_blank">Imperial Oil building</a> was recognized as one of the most remarkable towers in Toronto. It was a standing testament to the classic international style, Modernism, and the city’s vibrancy during the ‘50s. Now thanks to <a href="http://www.newinhomes.com/builders/camrost-felcorp.html" target="_blank">Camrost-Felcorp</a>, its legacy will remain.</p>

The behind the scenes tour of this iconic building in transition, was pretty amazing. We were lucky enough to be there for the installation of new sleek loft windows, which were a cool sight themselves. The soaring panelled windows maintain that minimalistic feel reminiscent of the ‘50s.</p>
<p>When completed, The Imperial Plaza Lofts will feature two-storey layouts and ceiling heights up to 16 feet. The two-storey loft layouts are strategically designed to optimize space while maintaining a healthy level of intimacy throughout the living areas, offering purchasers a distinct separation between private spaces and entertaining areas. For larger units, the bedrooms are strategically placed on multiple levels for additional privacy and separation.</p>

Soon, these floors at <a href="http://www.newinhomes.com/ontario/toronto-development-3751/index.html" target="_blank">Imperial Plaza</a> will boast some of the most luxurious loft spaces in all of Toronto with impressive interior features and finishes including glass railings, wood-finished staircases, custom designer European style cabinetry, stone countertops, stainless steel appliances, imported porcelain or ceramic tiling, and much more.</p>

As the dust settles, we thought it might be appropriate to draw your attention back to the old Four Seasons on Avenue Road, currently deep in the process of being renovated to become the new <a href="http://urbantoronto.ca/database/projects/yorkville-plaza-new-residences" target="_blank">Yorkville Plaza</a>. <p>The podium wraps around the southeast corner of the brutalist tower, fronting Avenue, Yorkville and Cumberland. The Yorkville section is being disconnected from the tower in the image below. Camrost-Felcorp is planning to build another tower on this site.</p>

<p>Young professionals and downsizers with “a certain taste on a certain budget” will be drawn to the LaJolla model suite at California Condos, says designer Andrew Bottecchia. The designer of Bottecchia Artistic Group worked on the 975-square-foot unit alongside the Design Agency. At the suite, a clean and contemporary look prevails: The feel is fresh and inviting, with a neutral palette punctuated by pops of red. Glass tabletops and limited accessorizing keep sightlines open, for an airy and uncluttered ambiance. “We didn’t want to overdress the space,” Mr. Bottecchia says. “It’s just nice clean lines and comfortable.” Remaining suites at the Camrost-Felcorp site range from 455 to 975 square feet and are priced from $225,900 to the mid-$500,000s. <li>Sideboard or desk? This multi-functional wenge table, featuring contrasting white lacquered drawers, can be either or. Above it, a silkscreen from Telegramme Prints brings a pop of red to the dining area.<br/><br/></li>
<li>The hood fan is a special focal point in the kitchen, setting off the glossy cabinetry below. Featuring a pronounced grain, the cabinets “are reminiscent of a zebra or tiger-stripe wood,” the designer explains.<br/><br/></li>
<li>“It has a great retro feel,” Mr. Bottecchia says of this cream-and-chrome slipper chair. And it swivels around — perfect for parties. “If you’re entertaining and someone is sitting on the chair, they can turn around and talk to you while you’re in the kitchen,” he says.<br/><br/></li>
<li>Mr. Bottecchia knew he wanted all eyes to go to the views outside the windows, and chose these natural linen drapes to frame the vistas and draw attention their way. “They anchor the room and bring a little more warmth to the space,” the designer says.<br/><br/></li>
<li>“I love arch lamps,” Mr. Bottecchia says. “They’ve had such a strong comeback.” This version from Casalife “is just a great pop of red,” he adds.</li>

<p>Banking on the steady growth of high-end real estate in Toronto, Camrost-Felcorp is now launching what it calls luxury “mansions in the sky”, with the new release of Imperial Plaza Sky penthouses. </p>
<p>Camrost-Felcorp has partnered with custom homebuilder and designer Joe Brennan of Brennan Custom Homes Inc., to give purchasers the opportunity to custom design up to 10,000 sq. ft. of upscale living space in the former Imperial Oil building at 111 St. Clair West.<br />

“Anything you would design in a luxury home you can have here,” says Brennan. From open concept to classic formal, contemporary to high-tech, Brennan will work one-on-one with penthouse purchasers to design and build out each space to their exact specifications and style. </p>
<p>Double height libraries with skylights, home theatres with screens that span entire walls, private gyms with squash courts, kitchens with walk-in pantries, wine cellars, and up to 4,000 sq. ft. of outdoor living space equipped with bars, outdoor kitchens and living areas are some of the possibilities.</p>
<p>“This is about upscaling not downsizing,” says Brennan. “When you build a custom mansion in the sky you are creating an environment where you can truly spend your time doing the activities you enjoy the most. But because this is a penthouse, your sense of space and light is enhanced.”</p>
<p>Framed by a three-storey glass podium and oversized terraces, Imperial Plaza Sky penthouse homeowners are surrounded by vistas that extend across Southwestern Ontario. </p>
<p>The penthouses are part of Imperial Plaza’s private residence collection that offer homeowners access to exclusive amenity areas including a private lobby with an express elevator and concierge service, as well as a premium lounge and fitness gym. </p>
<p>Custom-designed penthouses range from 3,000 sq. ft. to 10,000 sq. ft. and are priced from $4.1 million to $14 million. The private residences range from 1,100 sq. ft. to 2,800 sq. ft. and are priced from $900,000 to $2.6 million. </p>

<p>There is no bubble in Toronto’s condo market, says the economics department of Royal Bank of Canada, the country’s largest bank and biggest mortgage lender.</p>
<p>And worries about the market are largely overdone, senior economist Robert Hogue says in a report to be released Tuesday.</p>
<p>He argues that the market does not pose as much risk as many people, including top policy makers in Ottawa, think it does.</p>
<p>For one thing, he believes that record sales for new condos are picking up the slack that exists because fewer single-family homes are being built. Government actions aimed at curbing urban sprawl are restricting builders’ ability to create new homes and so to meet the demand from the roughly 38,000 net new households in the Greater Toronto Area each year, builders must build upwards, Mr. Hogue says.<br />

“Based on market activity to date, the total number of new housing units (condos, single-family homes, and others) completed by builders has not exceeded the GTA’s demographic requirements and is unlikely to do so by any significant magnitude in the next few years,” the report says.</p>
<p>Most condo units are finding occupants when they’re completed, whether those are owners who live there or investors who find tenants, the report adds. Mr. Hogue believes that trend will continue thanks to population growth.</p>
<p>The portion of investors in Toronto’s condo market is unknown, but Mr. Hogue says that condos have become the biggest source of new rental units in the GTA because few apartment buildings have been built.</p>
<p>Finance Minister Jim Flaherty and central bank Governor Mark Carney have both singled out Toronto’s condo market as a source of concern.</p>
<p>There are more condos under construction in Toronto than any other city in North America, and more residential building is taking place in the Greater Toronto Area than ever before.</p>
<p>Mr. Flaherty’s fears about overpriced real estate, and condo markets in particular, prompted him to surprise the market last month with new mortgage insurance rules that aim to take some of the wind out of the market’s sails. He’s trying to engineer a gradual slowdown of the market, fearing that otherwise it could crash at some point.</p>
<p>Mr. Hogue’s lack of concern about a bubble does not mean he thinks the market will boom, however. He expects condo prices to fall by perhaps 2 per cent to 7 per cent from their peak. He predicts that a two-tiered market could emerge, with condo prices softening while the market for single-family homes is resilient.</p>
<p>The report also hedges its bets somewhat, saying there is a small risk that too many investors in, for instance, one-bedroom units could create imbalances with the actual demand from families that could lead to a bubble.</p>
<p>Part of the reason Mr. Hogue remains unperturbed by Toronto’s condo market is that he thinks some condo projects might be delayed or cancelled. He says that “the latest changes to mortgage insurance rules, upcoming interest rate increases, and waning enthusiasm from investors and speculators will reduce the flow of condo buyers in the market.”</p>

<p>The promotional literature for Imperial Plaza, Camrost-Felcorp’s new condo conversion of the Imperial Oil building on St. Clair West, alludes to the TV series Mad Men — and indeed one could easily picture Don Draper and colleagues breezing through the lobby in square-cut suits and fedoras, since the Imperial Oil building is, in its own way, just as much of a period piece as the series. And its history is far more interesting than its uninflected, minimalist limestone-andsteel façade would imply. It’s serendipity that perhaps the city’s finest International Style landmark, completed at the height of the Cold War and so robustly built it could double as a bomb shelter, is being reincarnated as a luxury condo in 2012.</p>
<p>“I think it’s wonderful they’re keeping it as a living building,” says design-builder Joe Brennan, who will be designing the penthouses for the new complex. “The feeling of it, the volumes, Cubist lines, are just fantastic. There’s nothing quite like it in the city.”</p>
<p>For the most part, Camrost-Felcorp plans to preserve the building’s iconic, starkly gridded exterior more or less unaltered, save for the introduction of a rear parking entrance, and replace the glass block of the former mechanical floor with curtain walls to illuminate the new lofts on these levels. And the landscaping will be considerably more aesthetic than the current windswept plaza (one of International Style’s less persuasive ideas).<br />

Designed by landscape architect Janet Rosenberg, it will feature a range of sitting and strolling areas and outdoor living spaces. The new complex will also feature a snazzy amenity and fitness facility taking up two entire floors, some 20,000 square feet in total.</p>
<p>The private residences, which include the penthouses and a fewselect premium spaces, will also have their own fitness club, along with a private entrance, concierge and elevators.</p>
<p>One of the beauties of the penthouse area is the building’s existing bones make for spectacular adaptivereuse elements. For example, the top podium will be reinvented as a multistorey glass space, and the giant circular former mechanical exhaust vents in the roof are being converted into huge skylights.</p>
<p>“More and more people are opting to live this way, in the sky,” says Camrost-Felcorp president David Feldman. “You might have a summer cottage, and perhaps another home in the south for the winter, so you might just need a pied-à-terre in Toronto, and you don’t want all the maintenance of a house.”</p>
<p>Adds Mr. Brennan, “And the multistorey penthouses here will be like real houses, with full-size kitchens, living and dining spaces, and in some cases, even a basement if you want it. So you can have all the things you’d get in a custom house, but without the drawbacks — and in a great building as well.”</p>
<p>The main lobby, with its bookmatched cream marble panelling, mosaic clock and, of course, the famous diptych mural by York Wilson entitled The Story of Oil, will be preserved to highlight the new space and, like many things about the building, it truly is larger than life.</p>
<p>The Group of Seven painter A.Y Jackson described it, with admiration, as “The greatest thing of its kind ever done in Canada.” The left panel portrays the birthplace of oil deep in the earth, and its uses in agriculture and early flight (both by biplane and by hot air balloon); the right-hand panel takes it into the 20th century and beyond, with a Buck-Rogersesque montage of modern shipping, the Avro Arrow and futuristic rocket ships.</p>
<p>Where the building will undergo the most alteration for its new life as a condo will be the penthouses in the glass podium on the top few floors. Each of the five bespoke penthouses will feature multiple storeys, soaring curtain walls and wide terraces, taking full advantage of the building’s other great attraction: its rooftop observation deck. As Camrost-Felcorp president David Feldman points out, while the observation deck may be nominally only 20 storeys up, each of those storeys is effectively 12 feet tall — you’re 250 feet from the ground up here. Furthermore, the building’s location at the crest of the Avenue Road escarpment affords a sweeping southerly view so far across Lake Ontario, that on a clear day, you can see the mist rising above Niagara Falls. As the city has grown up, the view is, if anything, even more stunning than when the building went up.</p>
