Camrost-Felcorp Inc. is committed to maintaining the highest standards of Customer Care. Our team of experts work closely with Project Management, Construction, Sales, Property Management and Senior Management to best ensure that customers are satisfied with our product. The Customer Care team communicates frequently with purchasers from the day they purchase to the day they move in, to answer questions and assist our customers on an individual basis throughout their home buying experience. OCCUPANCY DATES: TENTATIVE AND CONFIRMED

When you purchase your new home, your Agreement of Purchase and Sale will specify a Tentative Occupancy Date. As the building nears completion, you will be assigned a Confirmed Occupancy Date. Depending on the stage of construction during which the purchase is made, some purchasers may only ever be assigned a Confirmed Occupancy Date. Both the Tentative and Confirmed Occupancy Dates may change as construction of the building progresses and closing dates can be more accurately projected.

COLOUR SELECTIONS

About 6 to 12 months prior to your Occupancy Date, a Customer Care Representative will contact you to schedule your colour selection appointment. During this appointment, you will meet at the Décor Centre with a Customer Care Representative to select the finishes within your suite, such as cabinetry colour, countertops, flooring, etc. To facilitate the decision-making process, you will be presented with a set of designer-selected packages from which to select. You may also have an opportunity during this meeting to further customize the features and finishes within your new home. The Customer Care Representative will be there to guide you through the process, answer questions and provide advice and recommendations. Unless otherwise notified, please set aside at least one hour for your appointment.

PRE-DELIVERY INSPECTION (PDI)

You will be contacted by our Customer Care Team to schedule your Pre-Delivery Inspection (PDI) when your new home is ready for occupancy. During the PDI, a Customer Care Representative will walk you through the inspection process, assist you in examining the interior of your home and prepare a written record of incomplete items, if any. In addition, the Representative will explain to you the operation of any mechanical and electrical components of your new home. During this time, you will also receive your Tarion Homeowner Information Package. Please note that due to the importance of the PDI, your focus should be on inspecting your suite, listening to the information provided and ensuring that the deficiencies list is complete.

CLOSING DATES: INTERIM AND FINAL

There are two closing dates when you purchase a condominium – an Interim Occupancy Closing and a Final Closing. The Interim Occupancy Closing Date is the date when you first take possession or occupancy of your new home. The Final Closing Date is the date when the purchase is completed and you take title of your property. This date typically occurs approximately 4 to 6 weeks after the building is registered.

First Time Buyer Checklist

  • Colour Selection Appointment. (About 6 to 12 months prior to your occupancy closing, our Customer Care representative will contact you.)

  • Pre-Delivery Inspection Appointment. (About two weeks prior to your occupancy closing, our Customer Care representative will contact you.)

  • Remember to book an appointment to meet your lawyer for your occupancy closing. (Your lawyer will receive your occupancy closing package from our lawyer prior to your occupancy closing.)

  • Have you received your occupancy closing package and keys yet? (On your occupancy closing date, our Customer Care representative will contact you to pick up your package and keys when our Customer Care representative receives confirmation from our lawyer that the closing transaction has been completed.)

  • Have you arranged a mortgage appraisal yet? (Before your final closing, you should contact your financial institution to arrange your mortgage appraisal and your mortgage.)

  • Remember to book an appointment to meet your lawyer for your final closing. (Your lawyer will receive your final closing package from our lawyer prior to your final closing.)
